Inner West Council exhibited a planning proposal for six weeks in Nov – Dec 2023 that would rezone Kegworth, Beeson, Hathern and Tebbutt Streets.

These streets are critical trellis streets that connect with and support the GreenWay from Parramatta Road to Marion Street. Together this area contains the biggest and densest amount of large mature tree canopy in Leichhardt → It is the Lungs of Leichhardt

Parramatta Road Corridor Stage 1 Implementation – Inner West Council (nsw.gov.au)

The Proposal is to demolish 60 houses to make way for 19 blocks of flats containing 325 dwellings

The stated reason for this rezoning is to support the Parramatta Road Corridor Urban Transformation Strategy (PRCUTS) and to meet the shortfall in the Council’s new housing targets (1648 dwellings).

To make development viable, a lot size of 700 square meters is needed as per page 29 of Appendix 4 – Economic Feasibility Assessment. This would necessitate the amalgamation of 3 or 4 existing residential dwellings to be acquired to support a lot size large enough to make development viable and rezoned for higher density development.

It is proposed that Hathern, Beeson, Tebbutt, and South side of Kegworth streets in the Taveners Hills precinct of west Leichhardt are to be rezoned from:

  • Residential 1 – Single, two story, townhouses
  • to Residential 3 – medium density 3 / 4 story with parts of North side of Tebbutt street backing onto Upward street providing for 6 story apartment development
